We are a real estate investment firm. We build, renovate, and operate commercial and residential real estate properties primarily in Dade,Broward and Palm Beach County. All of our properties are owned, leased and managed by our companies. Our properties consist of Office buildings, Retail Centers, Mixed-Use properties, Land for Development and Freestanding credit tenant buildings. Most of our free-standing retail buildings have been developed for Family Dollar Stores, a Fortune 500 company listed on the NYSE (FDO). Our firm has also constructed and developed from ground up a 28-story residential condo development. “The St.Tropez Condominium” and several other Low and Mid-Rise residential condo projects. We have also renovated and converted several residential apartment buildings into condominiums. Our commercial space consists of over 700,000 square feet of rentable area.
We operate in 3 segments of the Real Estate Market.
- 1. We pursue and specialize in distress properties and concentrate on workouts with properties that are in default by either purchasing them out right from financial institutions or buying their delinquent debt. Most of the assets we purchase in this segment have negative cash-flow
- 2. We purchase assets that require renovation or redevelopment and create value by investing needed capital.
- 3. We develop build to suits for credit tenants such as Family Dollar Stores or just invest in up and coming areas whose real estate value is not in-line with the market
All of our assets are held in Single Purpose Entities who principals consist of the Waserstein Family. Alan Waserstein has Bachelors in Business Administration and Major in Finance. Alan has been Practicing Real Estate successfully for the past 25 years. Our companies and assets are NOT leveraged with lots of available credit facilities for new acquisitions and developments and staying power to weather recessions.
