LeaseFlorida is a specialized real estate investment firm and the holding company for our subsidiaries. We build, renovate, and operate our own commercial, residential, and mixed-use properties, primarily across Miami-Dade, Broward, and Palm Beach County, with select assets across the Southeast. Every property in our portfolio is acquired, developed, leased, and managed in-house.

All assets are held in Single Purpose Entities with no leverage, backed by substantial credit facilities and the staying power to weather recessions.

Alan I. Waserstein

Principal

Four decades in South Florida real estate, spanning acquisition, development, construction, financing, brokerage, and long-term ownership. Alan's track record includes 30+ ground-up homes, 90+ Hurricane Andrew workouts, 15+ office buildings totaling 700,000+ sf, and 5 multi-family complexes with 500+ units. His build-to-suit work spans 60+ Family Dollar / Dollar Tree stores and 30+ properties for banks, restaurants, gyms, and big-box retailers. Residential work includes condo conversions, townhouses, low- and mid-rise condos, and the 28-story St. Tropez Condominium. Recent development work includes Gulfstream approvals for a 320-apartment, 150-unit hotel mixed-use project.

Jake S. Waserstein

Executive Vice President

Hands-on across pricing strategy, tenant selection, negotiations, and deal structure, Jake leads owner-side leasing for LeaseFlorida assets with $10M+ closed. He fills vacancies with tenants that strengthen the property over time while supporting acquisitions, Opportunity Zone equity acquisitions, hard money loan transactions, and NNN investments.

Teresa Plant

Chief Financial Officer

25+ years in commercial real estate finance, reporting, controls, and portfolio performance. Teresa oversees accounting, cash flow, compliance, and financial consistency across the firm's entities. She brings structure, accountability, and clarity to complex financial operations while supporting acquisitions, property performance, and portfolio stability.

Jessica Fernandez

Chief Operating Officer

Leads day-to-day portfolio operations across leasing execution, tenant coordination, and deal flow. Jessica keeps transactions moving from first contact through execution while aligning operations with ownership's long-term asset strategy.

Brittany Riemer

General Counsel

Real estate and transactional attorney with corporate, fund, acquisition, and contract experience. Brittany supports acquisitions, refinancings, joint ventures, organizational structuring, and contract negotiations with a hands-on real estate investment perspective.

Laura Rodriguez Estabil

Commercial Property Manager

FIU real estate graduate managing tenant relations, compliance, vendors, rent workflows, and asset operations. Laura is hands-on across permitting, insurance, delinquency tracking, work orders, and regulatory compliance to keep commercial assets running cleanly.

Frances Jorge

Sr. Commercial Property Manager

20+ years in commercial real estate, including REIT experience and management of Sunset Center. Frances leads the onsite team, drives preventative maintenance, and applies asset management discipline to support NOI and ownership value.

Miriam Freire

Commercial Property Manager

Oversees a seven-property commercial portfolio, with strength in compliance, readiness, and vendor coordination. Miriam manages maintenance coordination, permitting, recertifications, licensing, rent collection, delinquency management, and unit readiness.

Amelia Granados

Commercial Property Manager

12 years across residential and commercial property management, leasing, retention, and tenant service. Amelia works across the full tenant lifecycle, including move-ins, move-outs, inspections, lease administration, payment coordination, and vendor management.
